Vacant land is typically defined as unoccupied, unused land in its natural state with no man-made structures on it. In practice, this definition is strictly enforced. Even small improvements—such as a road, fence, pole, or other minor structure—can disqualify the land from being considered vacant for coverage purposes. Liability coverage will extend to vacant land that contains underground water wells, as long as there are no above-ground structures attached to them.
You can find liability for vacant land (Coverage E) on the Coverage tab in the portal for all policy types.
Coverage
Openly policies automatically extend liability (Coverage E) to separate land owned by the policyholder, provided it strictly meets the definition of vacant land.
Exclusions
Even if the land appears empty, liability coverage does not extend to vacant land if it is used for any of the following:
- Vacant land that is leased to others
- Vacant land that is used for farming activities
- Vacant land occupied by a travel trailer, camper, or RV
