How Does Openly Handle Wind / Hail Roof Settlement?

Wind / Hail Roof Settlement is on the Coverage tab in the Portal.

Agents have the option to select Replacement Cost or Roof Payment Schedule on properties in most states with the following exclusions: 

  • New Mexico: Roof Payment Schedule is not available
  • Virginia: Roof Payment Schedule is not available

The Portal's default option will vary based on the roof's age and state. For covered wind / hail roof losses, Openly will value the roof based on the coverage selected. 

  • Replacement Cost: The loss settlement is based on the necessary repair or replacement of the damaged roof using materials of similar kind and quality.
  • Roof Payment Schedule: The loss settlement is based on a percentage of the Replacement Cost. A schedule determines the replacement cost percentage applied to a roof loss. This schedule uses two (2) data points to determine the replacement cost percentage to pay: the roof material and age. There is a gradual change to the settlement amount as the roof ages.

A Roof Payment Schedule will automatically apply to applicable roofs in the following states

Roofs newer than the age listed above will be eligible for Replacement Cost. Other losses from covered perils, such as fire, will be eligible for Replacement Cost regardless of the roof age and material. Standard deductibles and any relevant wind / hail deductible remain applicable. 

For customers residing in the states in the table above, homeowners renewal coverage will automatically adjust from Replacement Cost to a Roof Payment Schedule endorsement at the noted roof age.

The Roof Payment Schedule removes the need to interpret the roof's current value when the loss occurred and provides the policyholder more transparency into their loss settlement calculation.
