Garage Classification Guidelines

When quoting a property, indicating the presence of a garage is essential for establishing accurate rebuilding valuations. Agents must specify garage details on the Property tab in the Agent Portal. Openly considers both attached and detached garages as a garage, and "Yes" should be selected if the home has either type.
 


Garage Types

Openly maintains a clear distinction between fully enclosed garages and open-air parking structures. Use the matrix below to determine how to mark the property in the Agent Portal.

Underwriting

  • Square Footage Exclusion: The square footage of a garage—whether attached or detached—must never be included in the calculation of the home’s main living area square footage.
  • Carport Coverage: While carports do not satisfy the definition of a garage in the Agent Portal, they are fully protected under the policy's standard Other Structures allocation.
