Establishing an accurate roof age is critical for proper rating and underwriting eligibility with Openly. Agents can locate the Roof Year field directly on the Property tab within the Agent Portal. This field automatically pre-fills using predictive data collected during the initial quote creation.
Note: If the pre-filled year is incorrect based on your agency records or client confirmation, you can manually edit the year at any point during the quoting process before binding.
Unknown Roof Age
If the automated system does not pre-fill a year or if your client is unsure of the exact date their roof was last replaced, take the following steps to verify the information:
- Review Client Documentation: Ask the policyholder to check their records for a recent home inspection report, real estate appraisal, or a roofing contractor's invoice.
- Consult Public Records: Review local property assessor records or building permit databases, which frequently log the exact year a roofing permit was finalized.
- Use Professional Judgment: If no exact records exist but structural updates are evident, use your best professional judgment to select the closest accurate year based on the home's history.
If you change or confirm roof details during the quoting stage, please ensure all supporting documentation (such as invoices or permits) is collected and retained in your agency's file. Keeping these records on hand helps prevent underwriting delays or additional documentation requests at binding or renewal.
