Vacancy Guidelines

A property is considered vacant after 60 consecutive days with no people and no belongings—no personal property or furnishings. If belongings are still in the home but no one is living there, it's unoccupied, not vacant.

Once a property is identified as vacant, it triggers increased exposure to certain hazards. Coverage for these specific perils is excluded under an HO-3 or HO-5 policy:

  • Vandalism
  • Malicious mischief
  • Burglary
  • Breakage of glass or safety glazing material

Coverage for the above perils is typically found under a specialized Vacant Building policy. Openly does not offer Vacant Building policies.

Example: A seasonal home full of the owner's furniture is considered unoccupied while an empty home for sale, cleared out between owners is considered vacant

 

Unoccupied Homes & Minor Renovations

For unoccupied primary and secondary/seasonal homes undergoing minor renovations, agents can add the Under Construction Endorsement. This endorsement removes the exclusion for the theft of building materials or supplies until the minor project is completed

Ineligibility Warning: Homes that are either ground-up new builds or undergoing major renovations are completely ineligible for coverage with Openly. The Under Construction endorsement cannot be used for these risks.
