Overview
Equipment breakdown is designed to protect homeowners from the high cost of repairing or replacing essential home systems and appliances that suffer sudden mechanical or electrical failures. Equipment breakdown applies to a wide range of household systems and appliances, including:
- Essential Systems: Water heaters, HVAC systems, and sump pumps
- Large Appliances: Stoves, refrigerators, washing machines, and dryers

Additional Expenses:
- Expediting Costs: Expenses incurred to make temporary repairs or speed up permanent repairs/replacements
- Pollutants: Costs to clean, repair, or dispose of covered property contaminated by "pollutants" during a breakdown
This is an optional endorsement that can be selected on the Coverage tab in the portal for all property policy types.
Coverages
Openly provides $100,000 in coverage, with the endorsement subject to a $500 deductible. Two specific sub-limits apply:
- Spoiled Perishables: Up to $10,000 (e.g., food loss due to freezer failure).
- Sump Pump Overflow: Up to $2,500 for direct physical loss (applicable only if water backup coverage is not already on the policy).
Exclusions
To maintain accurate expectations for your clients, it is important to note that this endorsement does not cover:
- Wear and Tear: Normal deterioration or age-related decline
- Manufacturer Defects: Known flaws or issues covered under a standard warranty
- Routine Maintenance: Costs associated with the general upkeep of the appliance
