Openly utilizes a predictive model to determine which dwellings undergo an inspection. This assessment is based on a combination of risk variables (such as roof age and high insured values) rather than a single determining factor.
All property inspections occur after the policy’s effective date. If a policy is selected for review, a "Selected for Inspection" banner will display on the right-hand side of the Agency Portal's quote / policy screen, located directly above the premium amount. If you have any questions regarding inspections, reach out to our Inspections Team directly at inspections@openly.com.
The Inspection Process
Every selected policy begins with an internal desk inspection to evaluate whether further field verification is necessary.
Desk Inspections
Desk inspections are used for policies with the lowest risk scores and require no action from agents or policyholders. Rather than a formal virtual or in-person inspection, these policies are reviewed internally. Agents may still see inspections flagged as “Selected for inspection,” but no virtual or in-person inspection will take place, and the policyholder will not be contacted.
Virtual Inspections (Flyreel®)
If a virtual inspection is ordered, an email containing download and completion instructions will be sent to the policyholder via Flyreel®, with the binding agent copied on the communication.
In-Person Inspections
If an in-person inspection is deemed necessary or if a virtual inspection cannot be completed, Openly will assign a third-party vendor to inspect the property.
- Interior Inspections: The vendor will call the policyholder directly to schedule an appointment. If the vendor cannot reach the policyholder after multiple attempts, they will contact the binding agent to help coordinate.
- Exterior-Only Inspections: The vendor will make one courtesy notification call to the policyholder to advise them that an inspector will be on-site. If the call is not answered, a voicemail will be left. The policyholder does not need to be present for an exterior walkthrough.
Cooperating with the inspection process is a requirement of the policy. Failure to allow or complete an inspection may result in policy cancellation in accordance with policy terms, state laws, and local regulations.
Inspection Results
Openly’s Inspections Team will only reach out following an inspection if there are specific property hazards, data discrepancies, or underwriting concerns that must be addressed. All decisions and statutory notifications strictly follow the laws of the risk's state.
Inspection results generally map to one of four paths:
| Outcome | Underwriting Action & Next Steps |
|---|---|
| No Action Needed | The property meets all underwriting standards. No further action is required from the agent or policyholder. |
| Action Required | Minor, repairable hazards were identified. The policyholder will be given 60 days to remediate the issues and submit proof of repair. |
| Cancellation of Policy | Severe, immediate underwriting risks were identified early in the policy term, resulting in a mid-term cancellation notice. |
| Non-Renewal of Policy | The property does not meet Openly's long-term underwriting appetite. A formal non-renewal notice will be issued for the end of the current term. |
Retroactive Rating Adjustments
If the inspection reveals that any initial rating factors (such as roof age, construction material, or square footage) were reported incorrectly at the time of binding, Openly will correct the policy details. Any resulting premium adjustments will be applied retroactively, adjusting back to the policy's original inception date.
