The Parties tab in the Agent Portal is where you define who owns the home and their relationship to the policy. Proper selection helps align coverage eligibility options with each individual or legal entity based on their residency status and deed ownership.
Below is a complete guide to identifying individuals and entities with an insurable interest in the property.
Human Named Insureds
Every policy requires at least one Human Named Insured. This section auto-fills from the applicant's details during the quoting process.
- Who to include: Generally, individuals listed on the property deed who reside in the home.
- Coverage Scope: Named Insureds and their resident spouses (including civil unions) are eligible for coverage across Coverages A, B, C, D, E, and F, subject to policy terms, conditions, and limitations.
- Deed vs. Residency Note: If an individual is listed on the property deed but does not reside in the home, do not add them here—they should typically be evaluated for Additional Insured status.
Legal Entity Named Insureds (LLCs, Trusts & Estates)
If the property deed lists a legal entity or specific legal arrangement as an owner, it should be added as a Legal Entity Named Insured. This commonly includes Limited Liability Companies (LLCs), Trusts, and Life Tenancies (Life Estates).
Limited Liability Companies (LLCs)
To qualify as an eligible entity, an LLC must meet all of the following requirements. Meeting these requirements does not by itself guarantee eligibility or coverage:
- Deed Status: Must be listed on the property deed.
- Ownership: The owner of the LLC must be an insured person on the policy and / or their spouse.
- Property Use: The LLC cannot be used for commercial business purposes on a full-time, part-time, or occasional basis (residential rental/home-sharing is permitted).
- Policy Limit: Maximum of one (1) LLC per policy.
Trusts
To qualify as an eligible entity, a Trust must meet all of the following requirements. Meeting these requirements does not by itself guarantee eligibility or coverage:
- Deed Status: Must be listed on the property deed.
- Purpose: Must exist solely for the purpose of holding personal property.
- Property Use: Cannot be used for commercial business purposes (residential rental / home-sharing is permitted).
- Multiple Trusts: A policy may list more than one trust. The primary trust is designated as the Legal Entity Named Insured, while a secondary trust can be listed as an Additional Insured (provided both meet all eligibility requirements).
Important Notes for Trustees:
- Non-Resident Trustees: May extend premises liability coverage arising from their legal association with the home, subject to policy terms, conditions, and limitations. It does not extend coverage to the trustee's personal property.
- Professional Trustees: Do not list paid professional trustees (e.g., an attorney or lawyer managing the trust as part of paid employment). They must rely on their own professional liability coverage.

Note: Eligibility is subject to underwriting and to the terms, conditions, and exclusions of the policy in effect at the time of loss.
Other Household Members
The Other Household Members designation is intended to extend renter-like protection across Coverages C, D, E, and F (Personal Property, Loss of Use, Personal Liability, and Medical Payments) for non-relatives living in the home–subject to policy terms, conditions, and limitations. Because these individuals do not have an insurable interest in the physical structure, Coverages A and B do not apply to these individuals.
Eligibility Guidelines
- Eligible Individuals: Non-relative residents living in the home who are not covered elsewhere on the policy (e.g., an unmarried domestic partner).

Ineligible Individuals (Do Not Add Here):
- Spouses & Relatives: Spouses (married or civil union), children, and family members living in the home are typically included under the policy definition of an insured.
- Tenants & Renters: Boarders, tenants, and roommates are not eligible under this designation and should secure their own separate HO-4 Renters Policy.
Additional Insureds
An Additional Insured is a party with an insurable interest in the home (listed on the deed) who does not reside in the property.
Coverage Scope & Limitations
- Coverages Included: Eligible for Coverage A (Main Dwelling), Coverage B (Other Structures), and Premises-Related Liability (Coverage E)–may apply, subject to policy terms, conditions, and limitations.
- Non-Applicable Coverages: Does not provide coverage for personal belongings (Coverage C), Loss of Use (Coverage D), or liability unrelated to the immediate premises. These individuals may wish to consider separate insurance (such as a policy on their primary residence) for those exposures.
Note for Landlords: The controlling owner(s) of a landlord policy should typically be listed as Human Named Insureds, not Additional Insureds. Because landlords derive rental income from the property, they require Loss of Use (Coverage D), which Additional Insured status does not provide.
Additional Interests
An Additional Interest is a third party, such as a property manager or leasing agency, that needs policy update notifications but not insurance coverage. They receive alerts for policy changes and have no coverage, liability protection, or claim rights.
Select this option in the Agent Portal for third parties needing only notifications (not mortgagees or landlords).
