Total Insured Value (TIV¹) is the maximum aggregate amount of coverage available under a property insurance policy. TIV is the sum of the primary dwelling coverage plus additional coverage options. The formula is:
TIV = RCE (or Dwelling Coverage) + Other Structures + Personal Property + Loss of Use
Note: Dwelling coverage applies to the TIV formula instead of the Replacement Cost Estimate (RCE) in Stated Value States only. To see a list of these states and learn more about how they differ, view the Stated Value vs. Non-Stated Value Help article.
For new business policies in select states, a policy's TIV is capped at $6,000,000. All coverages are subject to TIV limits.
Individual Coverage Caps
Within the Agent Portal, individual coverages are limited to a specific percentage of the home's RCE:
- Dwelling (Coverage A): Limited to 200% of RCE (applies in Stated Value States only)
- Other Structures (Coverage B): Limited to 100% of RCE
- Personal Property (Coverage C): Limited to 150% of RCE
- Loss of Use (Coverage D): Limited to 100% of RCE
Maximum TIV Restrictions
If a quote or policy has reached the $6,000,000 TIV cap, the Agent Portal will automatically restrict you from increasing coverages further on the Coverage tab. This restriction applies to both new business quotes and mid-term quotes.
To add or increase coverage to one category when you are at the cap, you must first lower coverage in another category to free up the necessary TIV capacity.
Example of TIV Cap in Action:
A property quote in a Non-Stated Value State with the following breakdown:
- RCE: $2,000,000
- Other Structures: $200,000
- Personal Property: $1,000,000
- Loss of Use: $1,800,000
- Total Insured Value (TIV): $6,000,000
Because the TIV has reached the $6,000,000 limit, the Agent Portal will prevent you from increasing Other Structures, Personal Property, or Loss of Use any further.
- How to adjust: If you lower Loss of Use to $1,500,000, you will free up $300,000 in TIV. That remaining $300,000 can now be allocated to increase your Other Structures or Personal Property coverages.
